Position Summary
We are seeking a people-oriented, experienced business manager with exceptional leadership, business and financial management, planning/problem solving and relationship-building skills to join our team at Phillips Family Housing in South Minneapolis! Phillips is a scattered site community that makes up 90 units of market rate and affordable apartment homes. The Property Manager works in close partnership with residents, staff, and service providers to support housing stability for our residents, and to create and maintain a safe, well cared for community where our residents can make home possible for themselves. The Property Manager reports directly to the Area Manager.
Key Responsibilities Include, But Are Not Limited To
Relationship-Building
Compensation is commensurate with experience. Aeon offers an impressive benefit package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, generous paid time off and an employee assistance program. This full-time position offers mostly Monday-Friday, daytime hours. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the position and the staff person. Variations to this schedule may occur for planned resident and community events and meetings. This position would join the Aeon management on-call rotation for one week about every 5-6 weeks. This includes the ability to make management decisions on call. This is an in-person position and will office mostly out of Phillips. Occasional work at Aeon's Central Office, training facilities and other properties will occur from time to time.

Key Responsibilities Include, But Are Not Limited To
Relationship-Building
- Work with other Aeon staff and outside parties to help Aeon residents maintain housing stability and to support them in making Home possible for themselves.
- Ensure that Aeon's residents are appropriately served in a positive, welcoming environment.
- Lead and guide customer service strategies in a culturally responsive manner, ensuring consideration for differing needs and expectations of residents, staffs, vendors, community members, etc...
- Ensure effectiveness of staff through ongoing training, mentoring and working through performance matters in an effective and timely manner.
- Ensure growth of the team by instructing them to attend various seminars and classes, and actively participate and engage in growth opportunities as well.
- Use delegation skills to effectively manage time as well as cross train other staff members.
- Support the development of annual operating budgets for assigned properties
- Creates monthly financial variance reports.
- Support annual capital expenditure projections to protect and maximize assets
- Effectively monitor and collect on property receivables.
- Control expenses and optimize property profitability.
- Responsible for the maintenance and upkeep of the physical asset by guiding the maintenance team.
- Inspect property for hazardous or potential liability situations.
- Continually monitor vendor invoices and performance.
- Prepare and monitor for quality inspections including but not limited to REAC, Section 8, MPHA, etc.
- Obtaining occupancy goals as set by the budget/organization by marketing and working in close partnership with service provider partnerships.
- Thrive in resident retention.
- Ensure quality employee selection, training, performance and assure that all supervised employees comply with the appropriate policies, procedures, and performance expectations.
- Ensure property files and records are maintained according to regulatory requirements and Aeon policies and procedures.
- Significant experience and accomplishments leading a property management or related business team.
- Proven track record of preparing, understanding, and managing budgets as well as increasing net operating income.
- Experience working with individuals experiencing or significantly impacted by mental health, substance use, poverty, and trauma is strongly preferred.
- Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
- Must possess strong supervisory and leadership skills and be able to drive results.
- Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
- Must be a resourceful, problem solving, relationship-building, seeker of excellence, with a commitment to Aeon's mission.
- Valid drivers' license, reliable vehicle and vehicle insurance required.
- Physical Requirements:
- Ability to lift up to 10lbs.
- Ability to reach above and below the shoulders.
- Ability to sit and stand for extended periods of time.
- Ability to complete daily tours between properties including but not limited to inspecting grounds, hallways, stairwells, and apartment homes.
- Ability to file, open and close file drawers, and enter data into a computer for extended periods of time.
- Ability to withstand external weather conditions.
