The Technical Facility Manager is a professional level job responsible to bring best-in-class knowledge and effort running and keeping mechanical equipment on Schwab campus facilities. Technical Facility Managers partner closely with CRE Leadership, Property Managers, vendors, and Schwab technology teams to ensure best in class building up-keep on mechanical, electrical, and plumbing infrastructure. Technical Facility Managers are also gatekeepers and stewards of our Critical Environments and systems. This opportunity is found at our (Indianapolis, IA).

Job Summary:

  • Responsible for developing and maintaining a Safety-First culture, including safety moment “toolbox” talks weekly, ensuring team completes all required safety trainings, and utilizing the Job Hazard Analysis (JHA) / Job Safety Analysis (JSA) tools.
  • Responsible for planning, scheduling, and instructing others to perform self-performed maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems.
  • Holds vendor partners accountable for planned maintenance or break-fix work following the terms and conditions of service agreements while fostering productive relationships.
  • Performs advanced adjustments, calibration, and data retrieval from BAS software to solve environmental comfort and mechanical calibrations.
  • Provides training and knowledge transfer to operating engineers using prescribed procedures and processes.
  • Writes and validates EOPs, MOPs, and SOPs for all facility procedures.
  • Ensures the use of detailed procedures and sequence of operations instructions following Change Management protocols during planned and corrective maintenance on critical equipment.
  • Develops and executes all preventative maintenance schedules for assigned properties using CMMS.
  • Analyzes preventative maintenance data to formulate more efficient operations and minimize risk.
  • Manages maintenance, standard and emergency operating procedure development.
  • Ensures the proper use of procedures with event planning, verifying notifications are made, and planning for critical operations and safety.
  • Manages operating and capital budget development, including variance reporting.
  • Responsible for parts inventory, stock replenishment, and using procurement systems, instructing staff on management of the process. Management of Critical parts inventory is a priority for this role.
  • Instructs and manages staff on daily rounds and readings program and problem escalation to leadership.
  • Responsible for IAQ, environmental reporting, and energy management/reporting.
  • Ensures the work order administration has correct notes, photos, and file attachments using the company provided CMMS system by the team.
  • Holds team accountable for building operations, discovery of abnormal operations, and proper countermeasures to those situations.
  • Actively takes part in incident response, including root cause analysis and incident close out.
  • Completes required safety and compliance training.
  • Expected to pass competency-based exams on equipment operation as a condition of employment.
  • Typically supports campus properties ranging 350K to 1.5M square feet.
  • Reports to the Director of Critical Environments & Engineering.
  • Any other duties as directed by the Director of Critical Environments & Engineering.

Supervisory Responsibilities

Supervise operating engineering staff as assigned. Performance management includes mid-year and year-end performance assessments affecting pay for performance. Plans and checks proper staffing levels and labor utilization including overtime approval. Mentors and coaches team members for continual development, leading by example and modeling the Schwab Leadership Profile. Ensures staff is engaged in daily operational duties and development of staff technical knowledge.

What you have

Education & Experience

High school diploma or GED needed. Bachelor of Science or associate degrees with an emphasis on building science, electrical, mechanical, or technical education preferred. Minimum of 10 years related experience working on Class A building campus settings or data centers with no less than 8 years critical facilities operations background.

Certificates & Licenses

Universal CFC certification, and Local Operating Engineers or trade license preferred.

Communication Skills

  • Ability to partner with Property Managers and Internal customers is a requirement.
  • Ability to understand and analyze general business documents.
  • Ability to respond effectively to sensitive issues applying proper tone and confidentiality.
  • Ability to author reports, procedures, process documents and articles using professional style, and make effective presentations on property management related topics.
  • Demonstrated ability to create visions to motivate key employees and business associates to take desired actions.

Reasoning & Judgement

Ability to solve complex problems and manage a variety of options in varying situations while keeping composure and professionalism. Draws upon the opinions and diversity of others before making recommendations that impact the company.

Other Skills & Abilities

Advanced skills with Microsoft Office Suite. Experience using CMMS and standard automation in modern business settings, including mobile device technology. Knowledge of electrical distribution and one-line drawings, and the sequence of operations of critical equipment like generators, transfer switches, and UPS systems. Ability to multi-task, stay calm under pressure, and work periodic overtime or take part in after-hours call-out duties.

Physical Requirements

Ability to lift up to fifty pounds, climb ladders, and work in commercial building environments with limited space and movement.
