Position Overview
The Project Manager reports to the Managing Director, Director, or Senior Project Manager and provides project and construction management services to clients.

Position Overview
The Project Manager reports to the Managing Director, Director, or Senior Project Manager and provides project and construction management services to clients.
Essential Duties And Responsibilities
OCCUPANCY - work directly with client and client stakeholders to prepare for, facilitate, and oversee the relocation of client personnel, equipment, and services.
- Manage selection and onboarding of those vendors required for the project including IT/Cabling, Audio Visual, Signage, Security, Furniture, Specialized Equipment and Physical Relocation.
- Work with architect to ensure Client Vendor requirements are included in construction documents
- Work with contractor to ensure that Client Vendor schedules are coordinated within the overall construction schedule
- Work directly with client functional managers to develop specifications, and description of scope; where necessary work with the design team to coordinate integration into construction documents
- Manage bid process and vendor selection for Occupancy vendors
- Oversee schedule and general coordination of work
- Coordinate responsibility and order of work with general contractor and/or other vendors and service providers
- Coordinate with Client to define move scope, operational needs and key milestone dates
- Develop and maintain move related deliverables; meeting minutes, status updates, move schedules, logistical move plans and occupancy plans
- Oversee physical relocation, including post-move tasks
- Accountability: Fully accountable for the successful completion of all job responsibilities.
- Corporate Financials: Responsible for components of corporate financials, including:
- Profitability
- Revenue
- AR Collections
- Time Management
Qualifications
Knowledge, Skills, and Abilities
- Advanced written, verbal, and interpersonal communication skills, including highly effective negotiation skills and well-developed political acumen.
- Proactive and driven project management abilities.
- Advanced knowledge of:
- Building and construction practices
- Design and construction contract administration
- California Building Codes
- Industry practices or expertise in specialized disciplines
- Familiarity with:
- Design and construction contracts
- Contract law, public contracting code, and construction claims procedures
- Drafting contract modifications consistent with Regental Policy and in coordination with legal counsel
- Experience with project management processes for:
- Minor and major capital projects
- Tenant improvements
- Ground-up projects
- Ability to:
- Direct and review the preparation of design and construction documents
- Review and approve contractor submittals
- Resolve field problems during construction effectively
- Advanced analytical, organizational, and problem-solving skills.
- Expertise in one or more complex technical areas of construction, such as mechanical engineering, electrical engineering, or other specialized fields.
- Ability to:
- Manage contractors and ensure compliance with the agreed scope of work and budget
- Handle advanced project management tasks for highly complex projects or critical project components.
- Proficiency in computer software, including:
- MS Word, Excel, PowerPoint, Project, Outlook, and Outlook Calendar
- Construction project management software
- Minimum of 10 years of construction/construction management experience (Heavy Construction).
- A four-year degree is preferred.
