Indy Home Offer, a growing real estate investment company based in Denver, Colorado, is looking for a Project Manager to join our dynamic team! This role offers an exciting opportunity to work in a fast-paced real estate market while implementing unique investment strategies that drive success.

The Project Manager will work closely with the Managing Principal and Acquisitions Manager, ensuring projects run smoothly from acquisition to completion. The ideal candidate is highly organized, has strong construction knowledge, and excels at communication with contractors, vendors, and internal teams. Key Responsibilities

• Pre-Project Management
• Verify rehab budgets and timelines before acquisition, working with contractors to refine bids.
• Prepare and execute Big 4 PM documents before property purchases: Budget, Timeline, Scope of Work (SOW), and Bill of Materials (BOM).
• Set up and manage Monday.com project management software for each project.
• On-Site Project Management
• Prioritize and oversee active projects, ensuring on-time and within-budget completion.
• Manage General Contractors (GCs), Subcontractors, and Vendors, ensuring organized and timely execution.
• Provide project management summaries after every contractor meeting and upload updates within one day to Google Drive.
• Maintain weekly project binders with contractor recap documents and action items.
• Conduct bi-weekly site visits (one independent visit, one with the Managing Principal).
• Budget & Timeline Management
• Track budgets and expenses weekly, troubleshooting any variances.
• Keep project folders updated with necessary documents for Monday staff meetings.
• Manage project timelines, coordinate with vendors, and ensure smooth property listing preparation (cleaning, photos, staging, etc.).
• GC/Subcontractor/Vendor Management
• Complete contractor paperwork upfront and throughout the project lifecycle.
• Manage contractor & subcontractor incentive programs.
• Continuously recruit, vet, and assign the right contractors to the right projects.
• Sales & Marketing Support
• Create two social media posts per week using company brand standards.
• Support Acquisitions Manager in updating rehab expense estimates and contractor availability.
  

Qualifications

• Experience in project management within real estate, construction, or a related field.
• Strong construction knowledge - can assess and refine contractor bids.
• Highly organized with experience in budgeting, expense tracking, and scheduling.
• Excellent communication and negotiation skills for vendor and contractor management.
• Proficiency in Monday.com, Google Drive, and project tracking tools.
• Self-starter with a problem-solving mindset.
• Ability to multi-task and manage multiple projects at once.
• Spanish fluency preferred.
