Description
The Calara Group is the land acquisition and development arm of Rausch Companies, a strategic real estate investment company with extensive experience in acquisition and development of residential land and construction of both single family and multi-family residences, including build-to-rent subdivisions and apartments. The Project Manager – Multifamily is responsible for managing day-to-day construction activities on assigned multifamily and other related projects. This role ensures work is executed according to plans, schedule, budget, and quality standards while maintaining compliance. The Project Manager serves as the primary point of contact on-site, coordinating with the contractors, subcontractors, and internal teams. This position reports to the VP of Construction.

Preconstruction

The Project Manager – Multifamily is responsible for managing day-to-day construction activities on assigned multifamily and other related projects. This role ensures work is executed according to plans, schedule, budget, and quality standards while maintaining compliance. The Project Manager serves as the primary point of contact on-site, coordinating with the contractors, subcontractors, and internal teams. This position reports to the VP of Construction.
This position is based in Fayetteville, AR.
Duties & Responsibilities:
Preconstruction
- Review construction documents, budgets and schedules to ensure timely project start.
- Participate in preconstruction meetings, cost reviews, schedule development.
- Support GC onboarding, site logistics planning, and permitting/municipal coordination.
- Coordinate with development and design teams to confirm readiness for construction.
- Manage daily on-site activities, ensuring adherence to schedule, budget, and quality standards.
- Accurate and proactive reporting of progress and issues.
- Conduct regular site inspections for safety compliance, workmanship, and progress tracking.
- Review and approve daily reports, subcontractor work, and verify material deliveries.
- Monitor and report on change orders, RFIs, and pay applications.
- Resolve on-site issues promptly by working with GC, subcontractors, architects, engineers, inspectors, etc.
- Serve as the on-site representative for the company, maintaining professional relationships with contractors, consultants, and city officials.
- Communicate project updates to internal stakeholders.
- Manage punch list, project close-out, warranty, etc.
- Coordinate with property management for smooth project turnover and lease-up readiness.
- Other duties as assigned
- 1-2 years of experience managing multi-family construction project(s).
- Proven experience in multi-family construction.
- Experience in construction project management or site supervision.
- Solid understanding of construction, means, methods, codes, and safety regulations.
- Skilled in reading plans, managing schedules, and coordinating subcontractors.
- Strong communication and problem-solving skills.
- Proficiency in construction/project management software (e.g., Procore, MS Project, or similar).
- 3–5 years of experience in multifamily or commercial construction.
- Bachelor’s degree in Construction Management or related field preferred; equivalent experience considered.
- Certifications such as OSHA 30 or PMP are a plus.
- Ability to lift up to 20 pounds occasionally and move small objects frequently.
- Frequent walking and standing on active construction sites.
- Occasional sitting for reporting and administrative tasks.
- Manual use of hands and vision for computer and document review
