Description

We are looking to hire an efficient, organized, and outgoing Community Manager. This role will report directly to the Regional Manager and will be fully accountable for the day to day operations of the property. The Community Manager position will be responsible for maintaining the physical assets and enhancing the financial performance of the community, creating an attractive, welcoming, desirable and safe community that embraces all qualified applicants, leads a diverse staff, ensuring adequate training and professional growth opportunities for all personnel, as well as general property administration.

The Community Manager should maintain an excellent customer service relationship with residents and property owners, responding to inquiries or concerns in a prompt and courteous manner.

Responsibilities:

  • Ensures a high-level of communication with current and prospective residents, maintaining effective, professional and compassionate resident relations
  • Participates in the development of budgets, and works collaboratively to ensure that expenditures are in accordance with the budget
  • Demonstrate ability to understand financial goals, operate asset in owners' best interest in accordance with Policies and Procedures Manual.
  • Maintain accurate records of all community transactions e.g. rent rolls, delinquency reports, move-in/move-outs, etc.
  • Ensure that all rents and late fees/check charges are collected, posted and deposited.
  • Generate necessary legal action, documents and process in accordance with state and company guidelines.
  • Provide vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
  • Ensure that invoices are submitted to the corporate office for payment in a timely manner.
  • Ensure property is rented to capacity by implementing creative marketing strategies and developing a top performing team of leasing professionals.
  • Oversee or manage all details of resident move-ins and move-outs giving special attention to apartment inspections, utilizing in-house employees or outside contractors/vendors as needed.
  • Communicates all problems and makes recommendations to supervisor.


Requirements:

  • Must have PM or PMIC license.
  • 2-5 years property management experience required.
  • Experience in accounting and PMS systems such as Resman preferred.
  • Must have Section 8 knowledge.


Qualifications

  • College degree preferred.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Position requires a minimum of 2 years on-site as a Leasing Consultant and/or Assistant Community Manager; will consider 3 years supervisory experience in a customer service related business with appropriate certification(s).
  • Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
  • Effectively convey ideas, images and goals to a diverse group of personalities.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Achieve Fair Housing certification prior to interaction with prospects or residents.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Knowledge of OSHA laws and regulations.
  • Participate in training in order to comply with new or existing laws.
  • Be able to work evenings and weekends.
  • Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the Employee Handbook.
