Compensation: $140,000 - $180,000 Per year depending on experience, ability to earn performance bonuses

Job Description: The Regional Vice President of Property Managment oversees the operations of properties and Regional Managers. The Regional Vice President of Property Management is responsible for helping Regional Managers maintain relationships with our clients and investors. They also assist with new takeovers, due diligence, and training and developing the team members who report to them. As part of our corporate leadership, RVPs are expected to exemplify Redstone’s core operating principles.

Key Duties & Responsibilities

Financial

  • Utilize a working knowledge of financial reporting (Balance Sheets, P&Ls, Budgets, etc.) to review monthly, quarterly, and annual financials with Regional Managers.
  • Make sure that reports are submitted timely and accurately.
  • Assure that a professional annual Budget with Business Plan is submitted for each property to owners in accordance with client-identified deadlines.
  • Assist Regional Managers in preparing and maintaining annual budgets for each property.
  • Assure assets and team members are operating in accordance with identified KPIs.

Administrative

  • Ensure offices are appropriately maintained for organization, safety, and data security purposes.
  • Assist in implementing policy and procedural changes to teams.
  • Visit and audit assets regularly as needed Travel to ensure strong performance.
  • Complete other tasks assigned by the Vice President of Operations.
  • Provide project management oversight of the budgets, business plans, marketing plans, rate setting, and any other client-specific requests, the process including monitoring, training, and final deliverables
  • Analyze portfolio metrics within Entrata and other operating systems to discover trends across the portfolio. This includes but is not limited to weekly A/R reports, weekly leasing reports, monthly financial reports, etc.

Personnel Management

  • Meet regularly as needed with Regional Managers to review KPIs as well as staff and community needs.
  • Perform Quarterly Reviews with Regional Managers.
  • Assess and engage in decision-making with Regional team members regarding all staffing, including training, acquisition, and termination of team members.
  • Ensure and facilitate all relevant client communication is gathered and reviewed.
  • Train and motivate all team members to perform while also promoting individual development.

Client Management

  • Meet regularly with clients to review KPIs and financial goals and expectations.
  • Work closely with clients through crucial management and relational concerns.
  • Appropriately and in a timely fashion respond to client questions, requests, & concerns.
  • Foster a positive and trusting relationship with each client to facilitate longevity.
  • Monitor and confirm the completeness of deliverables called for in the PMA including but not limited to, monthly financials, weekly reporting, mandated quarterly forecasts, etc.

Operations

  • Demonstrate ability to operate assets in the highest commercially acceptable way while considering clients' concerns and objectives.
  • Ensure proper seasonal and life-cycle upkeep of communities
  • Plan and engage in necessary renovations needed for assets according to client objectives.
  • Provide project management oversight of the transition process during takeovers to ensure items are organized and completed in a timely fashion.
  • Evaluate all processes and procedures and work to create innovative ways to increase the efficiency and profitability of the management team and company.

Experience And Qualifications

  • 6+ years of relevant student housing experience is required to be successful in this role.
  • 3+ years of Regional Manager experience.
  • Ability to manage projects and multitask several processes at once under stressful conditions.
  • Experience with Entrata Software or familiarity with PM software.
  • Detail-oriented work ethic, experience managing a budget, P&L ownership.
  • Ability to use and quickly learn technology – Google Apps, Microsoft Office, cloud-based management, and dashboarding software.
  • Team Player – able to inspire team members to high levels of performance and to provide constructive feedback as needed.
  • “Client-ready” professional demeanor and presentation. Previous client interface experience is required.
