Position Summary
The Commercial Building Systems Operations Manager is responsible for monitoring, maintaining, and operating a commercial building's mechanical, electrical, and plumbing systems, ensuring their efficient function by performing routine inspections, troubleshooting issues, making minor repairs, and coordinating with team members and contractors for larger maintenance tasks, all while adhering to safety regulations and optimizing energy usage within the building.
Essential Duties & Responsibilities include, but are not limited to, the following:
Safety: Abides by Company Safety Program and Policies while performing duties safely.
System Monitoring: Actively monitors building systems like HVAC (heating, ventilation, air conditioning),
electrical panels, plumbing systems, and life safety equipment using Building Management Systems (BMS) to identify potential issues and respond promptly.
Preventative Maintenance: Performs routine maintenance tasks such as filter changes, lubricating motors, checking coolant levels, and inspecting equipment for wear and tear to prevent breakdowns.
Troubleshooting and Repairs: Diagnoses and repairs minor malfunctions related to HVAC systems, electrical components, plumbing issues, and other building systems. Maintains an inventory of critical spares and routine maintenance materials.
Energy Efficiency: Implements energy-saving strategies by adjusting system settings based on occupancy and weather conditions, monitoring energy consumption, and identifying opportunities for optimization.
Emergency Response: Responds to building emergencies such as power outages, water leaks, system failures, and take necessary actions to mitigate damage and ensure safety. Reviews and documents utility usage, coordinates with programs that provide rebates for Energy Reduction Projects.
Documentation and Reporting: Maintains detailed records of system operations, maintenance activities, repairs performed, and any issues encountered through work order systems. Maintains as-built records/drawings of system changes and construction projects.
Project Management: Manages projects and project tasks, including mechanical/electrical replacement, tenant improvement projects, investigations, and contract compliance audits of vendors
Compliance with Codes: Ensures adherence to local building codes, safety regulations, and environmental standards related to building operations.
Vendor Management: Coordinates with external contractors and vendors for major repairs, system upgrades, and specialized maintenance services.
Supervisory Responsibilities: Individual performer. No supervisory responsibilities.
Other duties as assigned.
Education and Experience
- Associate’s Degree in Architecture, Engineering, Construction Management, Facilities Operation and Maintenance, or related field; and
- 10 years of experience with commercial office buildings preferred, but not required; or
- or an equivalent combination of education and experience in buildings systems and operations.
Certificates, Licenses, Registrations
- Valid Driver’s License
- Building Owners & Managers Association (BOMA) Certification preferred, but not required.
Skills and Abilities
- Experience with Building Management Systems
- Thorough knowledge of processes and techniques associated with repair, maintenance, and installation of HVAC systems
- Knowledge of relevant laws, regulations, and building codes
- Must have a strong working knowledge of contracts and agreements.
- Must be able to travel to multiple properties
- Ability to perform thorough property inspection of assigned building(s) to determine appropriate maintenance and operational needs.
- Ability to effectively present information and respond to questions from groups of tenants, contractors, customers, and the public.
- Knowledge of Microsoft Office Applications such as Word, PowerPoint, Outlook, and Excel.
