Job Summary: The Commercial Property Manager-Storage Facilities works under the supervision of the Assistant Vice President- Commercial Properties and is responsible for the management of the day-to-day operations of the assigned storage facilities and the development of the property team.
Essential Functions:
- Demonstrates the Company core values.
- Manages and leads all aspects of the storage facilities occupancy and maintenance.
- Maintains a high level of service through professional communication and follow up with tenants regarding property-related issues and concerns.
- Meets with prospective tenants to show units, receive rental applications and explain terms of occupancy.
- Adheres to the established office hours and ensures staff coverage is maintained at each storage property; handles after hours emergency calls.
- Responsible for the team’s development and performance through feedback, follow up and training.
- Manages all rental agreements, collection of fees and records of payment for the assigned storage facility properties.
- Manages the property inspection process, service contracts and oversees the inventory of equipment and supplies.
- Communicates regularly with the Assistant Vice President- Commercial Management regarding property updates, issues and personnel concerns.
- Ensures compliance with all local, state, and federal regulations.
- Reasonable and reliable attendance and timeliness when reporting to work and completing work.
- Interacts well with others.
Education/Experience/Qualifications:
- High School diploma, or equivalent.
- Bachelor's degree in Real Estate, Business Administration, or related field preferred.
- Minimum of 2 years of experience in property management, with storage facility leadership or management experience preferred.
Required Skills / Abilities:
- Excellent communication and interpersonal skills.
- Strong customer service skills.
- Ability to lead a team.
- Knowledge of property management software systems and technology solutions.
- Proficiency with Microsoft Office – Outlook, Excel, Word, and PowerPoint.
- Ability to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.
Special Requirements/Physical Requirements:
- Ability to work weekends and take after-hours calls as needed.
- Requires the ability to withstand physical activity and navigate the property to include; walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility and standing for extended periods of time.
- Maintaining a valid driver's license and reliable transportation for travel between properties is required.
- Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.).
